Closing

Once the down payment and doc fee are paid, we will draft the legal documents for you to sign. We will send you the documents via our online signature platform, signnow.com. You will be able to sign with your phone or with your computer.

The documents you sign are crucial, outlining the entire process. They include a Land Sales Contract, a Purchase-Sale Agreement, and a Promissory Note.

We’ll collect your bank info for automatic monthly payments through Geekpay, our secure payment processor, where you can log in anytime to manage your loan, make payments, or update your information.

Once the final payment is made, we’ll deed the property to you and record it with the county.

Closing
Make it yours!

Easy Owner Financing
A credit check is NOT required to be approved for financing.
Here are the steps to get set up on our Easy owner financing program:
Please note: All payments must be completed before you begin making improvements on the property or living on the land full-time. In the meantime, you are welcome to visit the land anytime and to camp on the land per County regulations.

Secure the property by paying the $299 non-refundable document processing fee.

After the document processing fee is received, 3 documents are drafted: Promissory Note, Land Contract, Purchase Agreement.

Documents will be signed with Signnow.com.

Down payment to be paid via secure payment link. Want to put more money down than is specified in the property listing? Just let us know!

For monthly payments, ACH or debit card are required. There is a 3.9% fee for monthly ACH and debit card payments.

Monthly payments will start 30 days after signing.

A monthly note fee of $12, monthly property taxes (and sometimes other fees like HOA/POA fees), and a 3.9% fee for ACH/card transactions are included in your automated payments.

We have a GREAT automated payment system, Geek Pay, where you can see your contractual documents and amortization schedule. You can also pay extra toward the property whenever you’d like!

Once the principal is paid in full, we deed the property to you within 2 weeks.
Benefits of Owner Financing

Ownership Rights Transfer Only After Final Payment: Legal ownership and full development rights are transferred once the property is paid in full. This protects both buyer and seller during the financing period.

A Purchase Agreement and New Deed will be created.

Once the new deed is notarized, we will provide you with evidence that the property has been deeded to you (i.e. via photo or video).

Payment to occur via bank wire (preferably). We will accept a credit card or PayPal transaction on some smaller deals.

Once funds are received, we will send the deed to the county for recording.

In most counties, we can record the deed electronically, so the process usually only takes a few hours.

Once the deed is recorded, we will send you a physical and digital closing packet with details about your land parcel, a copy of the recorded deed, etc.
